Main Description
Situated in a most enviable rural location being elevated and enjoying far reaching views from St Agnes Beacon all the way down the north coast towards St Ives and over open countryside. In our opinion, this is a most adaptable property giving five bedrooms if so required together with three living rooms, a good kitchen/diner, two wet rooms and a bathroom. Ideal perhaps for somebody with a dependent relative, the property has an oil fired heating system which is complemented by double glazing. Externally there is a good sized front garden being enclosed with a substantial timber outbuilding. There is a further garden to the side and this butts onto the garage. Turning and parking is provided here and we understand that a further two slots are available up the lane, although there is nothing in writing to confirm this. There is a lovely rear garden with a decked area taking advantage of the sun and a feature fish pond. The lane from the main road as far as the turning to the cottage has been recently tarmacked which in our opinion is a very good asset. Shopping facilities in Redruth are within perhaps two miles as is the railway station. The north coast is within five miles.

This is a very pleasant room having a dual aspect with fine views from both sides. Double glazed door leading to the rear garden and a radiator.
WET ROOMPedestal wash hand basin, a wall mounted electric shower, a radiator and a low level wc. We feel this room would incorporate well with the family room to give perhaps a dependent relative some space.

A very pleasant character room having an open joist ceiling and a focal granite fireplace and lintel above (the vendor informs us that this has been lined but we have no written evidence). Radiator and stairs to the first floor with understairs storage.

A very pleasant room offering a well appointed kitchen having plenty of working surfaces with cupboards and drawers beneath, one and a half bowl ceramic sink unit and complementary eye level cupboards with downlighters. In addition to space for white goods there is a four ring electric hob with a splash back, an integral oven/grill, a cooker hood and a dishwasher. The vendor will also incorporate a large American style fridge/freezer which is plumbed in. Double glazed French doors and window to the rear aspect.

OUTSIDEThere is an enclosed front garden being well stocked with paving and access to the garage. Steps lead down to a paved pathway giving access to the front door. To the rear there is further astro-turf and a lovely decked area taking full advantage of the view and the afternoon sun. Mainly laid to lawn, there is a feature pond and an external boiler and oil tank. A substantial timber outbuilding is also included. We feel that the gardens are an important feature of this property and having plenty of scope. Of course from the rear fantastic views are enjoyed.
DIRECTIONSFrom our office in Redruth proceed through Penryn Street all the way up to the five crossroads and traffic lights. Turn right towards Helston and continue up Buller Hill for about a mile and a half and you will see a former chapel on the left with a lane next to it. Turn into this lane and continue all the way down through the tarmacked area and at the end of the tarmac there is a turning on the left which will take you down to the cottage.
